CHELSEA SOLE SURVIVOR, 10, IN 'DIRE' SHAPE

Ten-year-old Jonzan Valdez was clinging to life yesterday, as friends left tears and flowers at the scene of the Chelsea fire that killed his parents and three little sisters.

Maschay Joa Valdez, 40, Delkis Balbuena, 34, and their daughters, Nanny, 8, Bet-el, 3, and Ruth, 1, perished in the Saturday-morning blaze.

The children's uncle, Leonardo Balbuena, said the family is devastated. "It's like the world falls on top of you," he said.

Neighbor Lourdes Rivera, 48, honored the victims by singing in Spanish near the makeshift memorial at the Fulton Houses on West 18th Street.

Sources at Jacobi Hospital described Jonzan's condition as "very dire."
