
Stereotypes about the Upper East Side die hard. Yes, old-moneyed, well-heeled residents straight out of "Gossip Girl" abound. There are plenty of designer-clad ladies who lunch at Orsay, shop at Madison Avenue boutiques and live in a Park Avenue prewar or an elegant row house.
But on the northeastern fringe of the 'hood lies another Upper East Side. Known as Yorkville -- and concentrated around York Avenue -- it's one of the more affordable enclaves in Manhattan and is popular with young professionals (many of whom rent cheapish walkups in the area). Even the new construction here is at a relative discount: Prices for units at the Cielo condominium (450 E. 83rd St.) start at about $1,300 a square foot.
In the heart of the neighborhood -- closer to Lexington Avenue, which has the 4, 5, 6 subway lines and lots of amenities -- new luxury condos include The Lucida (151 E. 85th St.), the Upper East Side's first "green" building, where units start at about $1.95 million.
Those attracted to the more old-school flair of the Upper East Side may want to check out the Mark Condominium (25 E. 77th St.), a conversion of a portion of the luxury Mark Hotel, built in 1927. Fitting its Madison Avenue location, the hotel-condo hybrid features a Frederic Fekkai salon and a Sant Ambroeus restaurant. Prices start at about $1 million. There's also Manhattan House (200 E. 66th St.). Grace Kelly once lived at this building, which is now undergoing the city's largest condo conversion. One-bedrooms start at around $1 million.
