
By turns industrial and derelict, the cast-iron buildings of SoHo were first colonized by starving artists in the 1960s and '70s, who sought large live/work loft spaces on the cheap.
Today, however, the neighborhood has transformed into a tony playground of boutiques, restaurants and cafes; lower Broadway is now an open-air shopping mall, with stores like Old Navy, H&M and an outpost of Bloomingdale's. In today's SoHo, affordable artists' lofts are the stuff of legend and, as one of the city's most expensive neighborhoods, multi-million dollar pads are the norm.
While most of SoHo's coveted loft apartments are conversions, there are some standout new homes as well. The sold-out 40 Mercer, from Andre Balazs and Jean Nouvel, opened in 2007 to rave reviews, having sold out at about $2,300 a square foot. Critics applauded the building's appropriate scale and combination of historical references and innovative architecture. (As of early 2008, resales in the building have been going for nearly $3,200 a square foot.)
But not all of SoHo's new construction has been welcomed. Trump SoHo -- a 46-story hotel-condo at 246 Spring St. -- has been met with vocal opposition from preservationists and local residents, who charge zoning violations and unsafe working conditions.
